Terms & Conditions

By making a booking through our website, you agree to the terms and conditions outlined below.

Liability Disclaimer:

We are not liable for any damages, losses and injuries that may occure during your stay, including but not limited to accidents, theft or natural disaster. This also includes accidents and injuries that may occur by making use of our rental services (e.g. e-bikes, scooters, Stand-Up Paddle).

Payment and Cancellation:​

Payments are accepted by credit card or wire transfer. Please carefully follow our payment instructions on the invoices attached to the booking confirmation.

​

  • Bookings 21days prior to arrival:

A 50% down payment of the total amount must be made within 3-5 business days after receving our booking confirmation. The booking becomes effective upon receipt of the down payment. Please note that the down payment is non-refundable. The remaining balance as well as an additional security deposit of €1000 is due no later than 21 days before your arrival date.

 

If we receive your cancellation 21 days prior to your arrival date, no remaining balance and security deposit must be paid and your booking is forfeited immediately. If a cancellation is received within 21 days prior to your arrival date, the remaining balance (excluding security deposit) must be paid and your booking is forfeited immediately.​

  • Bookings within 21days prior to arrival:

For bookings within 21 days prior to your arrival date, the total amount and the additional security deposit of €1000 must be paid at once, within 3-5 business days after receiving our booking confirmation. The booking becomes effective upon receipt of the above mentioned payments. The payment of the total amount is non-refundable.​

If you shall decide to cancel your booking, your booking is forfeited immediately and you are only eligible for the refund of the security deposit.

​

The security deposit will be reimbursed according to the payment method chosen, no later than 7 business days after your departure date,

provided no damages were done to the property.​

​

Booking period:

Please note that we only accept bookings with a minimum duration of 7 nights.

​​

Supervision of children:

In accordance with the exclusive concept of our villa, we start welcoming children from the age of 12. Unfortunately, we cannot accommodate younger children. Please ensure that, without exception, children are supervised at all times at the property.

​

Damage of the property:

In case of damages to the property, please contact us immediately, so we can react in a timely manner. Depending on the magnitude of the damage, a part, the whole or even more than your prepaid deposit will be kept/asked for compensation.

​

Check-in/Out Times:

Check-in is from 15:00 P.M. and check-out until 12:00 P.M.

If you need some flexibility, let us know in advance and we'll do our best to accommodate.

​

Breakfast:

The rates on our website do not include any breakfast. An overview of the services and amenities included in your booking and the ones you can add for an additional fee can be seen on our site "Amenities".

​

Parking:

To remain observant of local ordinances, please only park your vehicles inside the property. For your convenience, we have got 3 parking lots, one directly in front of the main door to unload your belongings or groceries and an additional 2 in our garage.

​

Respect the peace - No parties:

Keeping noise levels down, especially between 22:00 P.M. and 7:30 A.M., helps maintain a good relationship with our community and avoids you experiencing any neighbour complaints.

​

No smoking inside the villa:

It is strictly prohibited to smoke inside the villa. Therefore, we kindly ask you to only smoke in the outdoor areas of our premise.​

​

No extra guests:

If you plan to have visitors during the day, no problem. But please make sure the only guests who stay overnight are those listed in your reservation. This helps us follow local ordinances on maximum occupancy and keep our home comfortable and safe for everyone.​

​

No pet policy:

​We are a pet-free home, which includes animals of all types. Service animals are not considered pets. Please state in your booking request shall you intend to bring a service animal and provide proof upon request.

​

Pool safety:

Children are only allowed to use the property's pool under the supervision of an adult. Also, strictly no glassware is allowed in the pool area and jumping or diving into the pool or running in the pool area is strictly prohibited.​

​

Trash & Recycling:

Please regularly take out the trash in the designated bins in front of the villa to avoid any unpleasant odours. We would further appreciate your help in separating recyclables. Plastic waste, paper waste, organic waste, and residual waste is marked on the bins accordingly. This small step makes a big difference to the environment and will help us avoid any fine.​

​

Simple Clean-Up:

Before you leave, we kindly ask you to wash and put away any dishes or kitchenware you have used. You can also just simply use our dishwasher. But please don't feel like you have to strip the beds or wipe the floors, we'll take care of that!

​

Commercial film & photography:

Guests should not participate in film or photography that is intended for commercial use or profit, without documented permission from us.​​​​​​​
